Sagging gates

A limb through three panels, or a whole run pushed flat. We rebuild the run and match into the fence that is still standing. Chain link work too, from retensioning fabric to straightening bent line posts and top rail.

Storm and tornado damage

The ground is the real story. West Tennessee uplands are mantled in loess, wind-blown silt over the Mississippi Embayment. It digs easy, it drains slow, and it moves as it goes from wet to dry. That cycle is what works posts loose. Not one dramatic event. Years of small movement.

Then the humidity. Hot, wet summers keep wood damp far longer than a dry climate would, so rot at the ground line is the standard way a wood fence ends around here. Pull mulch, leaves, and mowing debris back off the bottom board. Anything holding moisture against the wood shortens the clock. Permits on repair work

Replacing boards and resetting a post in an existing fence line normally is not a permit matter. Rebuilding a whole run, moving the line, or going taller than what was there can be. Inside the Jackson city limits a fence permit is required for fence installation, and the ordinance says the finished side of a privacy fence must face the neighbors and any public right-of-way, so a rebuild has to go back up facing the right direction. In unincorporated Madison County a building permit is not required for a standard residential fence 7 feet or under.
